Desert Ridge & Scottsdale Are Heating Up

There is a tremendous amount of energy building around the Desert Ridge, North Phoenix, and Scottsdale Road corridor, and it is easy to see why this area continues to attract major attention.

From the Arizona Cardinals’ new headquarters and training facility planned near Loop 101 and Scottsdale Road, to the continued growth of CityNorthDesert Ridge Marketplace, corporate campuses, restaurants, retail, hospitality, and multifamily development, this part of the Valley is quickly becoming one of the most exciting growth corridors in Arizona.

The Cardinals’ new facility alone is a major signal of long-term investment in the area. The team purchased a 217-acre site in North Phoenix, with the new football facilities and business offices expected to open in 2028. The project is planned to include far more than just football operations, with the surrounding land expected to support complementary mixed-use development.

At the same time, Sprouts Farmers Market is building its new corporate headquarters within the CityNorth development. The campus is expected to include a major office component, a flagship grocery store, and additional retail and restaurant space, further strengthening Desert Ridge as a corporate and lifestyle destination.

CityNorth itself continues to be one of the key drivers of this momentum, with plans that include office, multifamily, hotel, retail, dining, and entertainment uses. Confirmed names tied to the project include Republic Services, Sprouts, Sunela Apartments, AC Hotel by Marriott, and Element by Westin.

For real estate, this type of investment matters.

When major employers, corporate offices, sports facilities, restaurants, retail, and entertainment venues move into an area, housing demand typically follows. Employees want to live nearby. Investors look for rental opportunities. Families look for convenience. Executives look for lifestyle. And homeowners benefit from being located near one of the Valley’s most active growth zones.

That is what makes the Desert Ridge and Scottsdale Road corridor so compelling right now. It offers access to North Scottsdale, Cave Creek, Carefree, the Loop 101, Desert Ridge Marketplace, Mayo Clinic, golf, dining, shopping, and now a wave of major new development.

Whether you are looking for a primary residence, a second home, a rental property, or a long-term investment, this area deserves serious attention. The infrastructure, employment growth, and lifestyle amenities are all pointing in the same direction.

Desert Ridge is not just growing — it is becoming one of the Valley’s next major lifestyle and investment hubs.

As always, I will be keeping a close eye on the opportunities this creates for buyers, sellers, and investors throughout North Scottsdale, Desert Ridge, Cave Creek, and Carefree.
